Terms and Conditions



It is strongly recommended that you are protected by holiday/travel insurance prior to making a booking.

These terms and conditions are between Genoa Holdings Ltd, trading as the Ellingham Self-Catering and the guest (You) who makes the reservation for the accommodation.

Making a Booking

You must be 21 years of age or over to book accommodation at the Ellingham Self-Catering and there must be at least one person over the age of 21 years staying in the property with that person being responsible for the minors in the party.

Ellingham Cottages, St Martins - The maximum number of guests in two-bedroom accommodation is 4 guests, plus one infant under the age of 2 years in a travel cot.  The maximum number of guests in three-bedroom accommodation is 6 guests, plus one infant under the age of 2 years in a travel cot.

Ellingham Apartments, Bordeaux - The maximum number of guests in the two-bedroom duplex apartments is 3 guests, plus one infant under the age of 2 years in a travel cot.  The maximum number of guests in the ground-floor apartment (L'Ancresse), or top-floor apartment (Pembroke) is 4 guests, plus one infant under the age of 2 years in a travel cot.

You become liable for all monies due in respect of the reservation, on receipt of the booking confirmation from the Ellingham Self-Catering. 

A non-refundable deposit of 30% (or full payment) of the cost of your stay is required to secure your reservation.  Bookings must be paid in full 8 weeks before your arrival date.  If your booking is less than 8 weeks from the first day of your stay, the full cost of your stay is required. 

When you submit a booking and payment via our online reservation system, or through contacting the Ellingham Self-Catering directly, you are required to read and accept these terms and conditions of booking.  You will receive an automatically generated booking confirmation and payment summary by email to the email address you provided at the time of booking.  The booking confirmation email forms a contract between you and the Ellingham Self-Catering. 

For the avoidance of doubt, if you have made a booking through a tour operator or an online travel agent (OTA), the booking terms and conditions as published by the operator or agent at the time you confirmed your reservation will apply.  

If the balance is  not paid by the due date, the Ellingham Self-Catering reserves the right to re-let your accommodation and retain the deposit (although will make every attempt to contact you prior to this occuring).

If you made your reservation through  our online reservation system, this SSL compliant system retains your card details securely.  The system attempts to automatically process the  balance payment on the card details supplied, eight weeks (56 days) prior to your arrival date.   There is a variety of reasons why the automated process may fail and if this is the case, we will contact you to advise that we have not been able to process the payment on your bank card.   If you do not wish your balance payment to be processed automatically on the card initally provided, you must contact us at least one week prior to the balance due date to inform us and make final payment by the balance due date using your preferred payment method.

The prices featured on the website are not binding.  We reserve the right to modify these prices at any time.  The price stated on your booking confirmation is binding.

We reserve the right, at all times, without statement of reasons, to refuse or cancel a booking.

Arrival & Departure Times

Your accommodation wil be ready by 3pm on the day of arrival and must be vacated by 10am on the day of departure.

Please inform us of your travel arrangements at least one week in advance of your arrival day.  We can then ensure that you are either met on arrival at the complex, or that you have been provided with instructions for entry into your accommodation.  Whilst we do monitor the Arrival Boards at the airport and at the harbour, it is always helpful to be notified of any significant delay or cancellation of service, so that we can provide you with alternative instructions if required.

Coronavirus & Health Procedures

If you or anyone in your household (even if they are not travelling with you e.g children, relatives) are showing signs of Coronavirus, you should not travel to Guernsey.  You should remain at home and self-isolate for 14 days.

You must comply with all regulations and public health measures current at the time of your travel, as issued by the States of Guernsey.  Up-to-date information can be found at

If you choose to travel and check-in to the Ellingham Self-Catering you are certifying that you and your travel companion are fit and well and are not showing any signs of Coronavirus.

If during your stay you develop any Coronavirus symptoms, you must immediately notify us and follow the States of Guernsey Coronavirus guidelines current at that time.  

Cancellation & Refunds

Deposits are non-refundable.

If you cancel 0-4 weeks of your arrival date, we are unable to refund any monies paid, or offer a postponement of your holiday.

If you cancel between 4-8 weeks of your arrival date, we will endeavour to re-let your accommodation and provide you with a refund of your balance payment  (less difference if re-letting is at lower rate).  If we are unable to re-let your accommodation, then regretfully we will be unable to refund any monies paid.

If you cancel your holiday more than 8 weeks prior to your arrival date and you have made the balance payment for your holiday,  you can choose to receive a refund of any monies paid less your non-refundable deposit, or reschedule your stay for another date.  If you have not yet made the balance payment, your deposit is non-refundable, or your can choose to reschedule your stay for another date (subject to any differences in price applicable for the new dates). 

If you are unable to travel due to personal illness of any type, our cancellation policy will apply.

We strongly recommend that you have appropriate holiday insurance cover in place.

We would not expect to have to make any changes to your booking, but should a problem occur resulting in us needing to make alterations to, or cancel your booking, we will inform you as soon as possible.  If we cancel your reservation, we will refund in full any fees you have paid to us.  However, we will not be liable to refund you for any fees you may have paid to any third party in connection with your holiday (including, without limitation, fees for travel, entertainment, activities or insurance).  

If Government policies restrict travel and you are unable to travel to stay with us, you will have the option to postpone your stay to a later date (subject to any differences in price applicable for the new dates).

Guest Behaviour & Noise 

It is important to us that all our guests enjoy a peaceful and relaxing stay. Guests are require to be respectiful in terms of noise, tidiness and behaviour.

In exceptional circumstances, we reserve the right to ask your party to leave if there is repeated noise after receiving two warnings.  As you will have breached the terms of your contract with us, no refunds will be forthcoming.

Pets are not allowed at the Ellingham Self-Catering complexes, unless it is a trained and certified assistance animal and only then with express prior approval.  

Cleaning, Damage & Breakages

All accommodation is strictly non-smoking.   Any guest found to be smoking within the accommodation will be asked to leave immediately with no refund to monies paid.  You may smoke outside, but we ask you to  be respectful of your neighbours and to collect and safely dispose of any cigarette butts or papers.

We do not charge a pre-paid damage deposit as rarely is one required to be used.  Please leave your accommodation tidy and let us know if anything gets broken so we can replace it for our next guest.  Minor accidents happen and we will only charge for replacements in exceptional circumstances, as we expect a small degree of wear and tear. If the damage is directly attributable to unreasonable guest behaviour, then we reserve the right to request payment to cover all damages, either internal or external,  incurred during your stay. 

All cleaning, under normal circumstances is included as part of your stay. If additional cleaning is required, including excessive washing up, additional cleaning of the interior or fixtures and fittings then the Ellingham Self-Catering reserves the right to charge for this work at a rate of £25 per hour. We reserve the right to invoice guests following their stay.

Guests will be charged for any item(s) that are removed or lost from the accommodation.

Please look after the key to your cottage.  A £20 surcharge will be applied for any key that is not returned.

Personal Property

The Ellingham Self-Catering will not be held responsible for any loss or damage to any property on the self-catering premises. Vehicles, accessories and contents are left at the owner’s risk.  It is recommended that your holiday insurance covers loss or damage to personal effects.

Travel Insurance

It is strongly recommended that adequate travel insurance is obtained to cover unforeseen circumstances (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage).  It is also worth noting that Guernsey operates an independent healthcare system and that there is not a reciprocal health agreement with the UK (please check whether there is a reciprocal health agreement with your country of residence, if not the UK).  This means that you will have to pay for any medical care at the time of using the service and you will not receive any reimbursement for doing so.


Whilst we would expect not to have to do so, you agree to allow us or any representative of ours access to the accommodation at any reasonable time during your stay for the purpose of essential repairs or in an emergency.

The Ellingham Self-Catering accept no liability for events prior to or during your stay totally beyond our control, e.g. destruction of property due to flood, fire, earthquakes or acts of nature; or amended or cancelled travel schedules by travel operators; or States of Guernsey and /or Public Health regulations that may be in force; or if the property becomes uninhabitable due to irreparable damage or on Health & Safety grounds that could not reasonably have been foreseen. In such instances, the offering of refunds or postponements will be at the discretion of the Ellingham Self-Catering.

The Ellingham Self-Catering accept no liability for events prior to or during your stay relating to Coronavirus or other health or other disastrous matters beyond our control, e.g. amended or cancelled travel schedules by travel operators; or regulations imposed by the States of Guernsey.

The contract between you and us is governed by the law of the Bailiwick of Guernsey and we both agree that any dispute, matter or other issue which arises between us will be subject to the exclusive jurisdiction of the Court of Guernsey.
